Exploring an FHA loan assumption?

An FHA assumption generally means taking over the seller’s remaining loan balance under its existing terms. Ask the servicer which current forms and documents apply, and how the sale price fits the balance.

AssumableDesk organizes preparation materials; it cannot qualify a buyer, approve an assumption, guarantee a release, or promise an outcome.

Before you build a timeline

Make the loan-specific questions visible.

HUD’s current Single Family Housing Policy Handbook 4000.1 says FHA-insured mortgages are assumable and directs the mortgagee to review the mortgage documents for restrictions. It also addresses notices about assumption review criteria and liability-release procedures.

That policy is a starting point, not a universal borrower checklist. Ask the mortgage servicer which requirements and records apply to this loan and transaction.

01 / Confirm

Confirm the FHA case number and loan details

Ask the seller or servicer to identify the FHA-insured mortgage and confirm its current unpaid balance, interest rate, remaining term, monthly payment, and payment status. Ask whether a HUD Partial Claim or another lien is tied to the property and how it affects the transaction.

02 / Confirm

Ask how the creditworthiness review works

Ask whether a creditworthiness review applies to this request, which current criteria the servicer uses, what buyer information it needs, and how you will receive a status update. HUD Handbook 4000.1 describes notices for buyers or sellers who request information about assumption review criteria or release procedures.

03 / Confirm

Get the current assumption request form

Ask for the form or application the servicer currently accepts, its version or date, where it must be submitted, and how the servicer will confirm that the file is complete. A form used on another FHA loan may not be the right form for this servicer or transaction.

04 / Confirm

Confirm the release of liability process

Ask whether the seller is requesting a release of liability, what notice or paperwork applies, and what written record will show the servicer’s final decision. Do not treat the sale, loan transfer, or a submitted form as proof that a release has been granted.

05 / Confirm

Ask whether an occupancy certification applies

Confirm whether this specific loan or transaction requires an occupancy certification, which form or statement the servicer wants, and when it is due. Do not assume a certification used for another FHA loan is a universal assumption requirement.

06 / Confirm

Check the mortgage-insurance status

Ask the servicer how FHA mortgage insurance is currently recorded for this loan, whether any insurance-related amount or status needs to be documented for the assumption, and where it appears in the current payment details.

07 / Confirm

Request a document checklist for this file

Ask for the current buyer and seller checklist, including required signatures, supporting records, submission instructions, fees, and deadlines. Keep the servicer’s latest checklist with your transaction materials and confirm it again if the file changes.

Purchase math

The sale price and assumed balance can be different amounts.

The CFPB explains that a buyer taking over a mortgage assumes its remaining balance, while the home’s sale price may be higher. The difference is a separate amount to plan for with the seller and lending or transaction professionals.

A possible price gap

A gap estimate is not a complete cash-to-close figure, and it is not automatically added to the assumed mortgage. CFPB guidance notes that buyers need a way to cover a difference and that finding a second mortgage for it may be challenging. Confirm the numbers and available financing before agreeing to a purchase price.

Sources and scope

Separate federal guidance from this loan’s instructions.

HUD is the FHA policy source. CFPB provides general consumer guidance about mortgage assumptions and purchase financing. Neither replaces the servicer’s current instructions for a specific mortgage.

Preparation support

Organize the transaction details and documents.

AssumableDesk’s preparation materials and workspace help organize transaction details, documents, and follow-up. The lender or servicer sets the current requirements, reviews the loan request, and makes the loan decision.

AssumableDesk cannot qualify a buyer, approve an assumption, guarantee a release of liability, or promise an outcome. Packet selection and hosted checkout stay in the existing order flow; paid workspace access is handled there after payment.
